Find out why Chula Vista is such a great neighborhood for families.
The Chula Vista area is a big favorite for military families who purchase real estate in San Diego. It’s not to say that military families don’t buy in other neighborhoods, Chula Vista tends to attract the majority of such buyers.
Some of the most popular neighborhoods are Eastlake, Otay Ranch, San Miguel Ranch, Rolling Hills and Winding Walk . When you take a closer look, it’s hard not to see the reasons why.
Chula Vista is the second largest city in San Diego county and it offers more “bang for the buck.” Military families like to stay within a mortgage payment that’s close to their allotted housing allowance. Therefore, Chula Vista offers more value as to what the military member can get with their housing allowance.
Then there’s the proximity of Chula Vista to the nearest military bases or places of work. Naval Base San Diego is the second largest Naval base in the world, and the driving distance is approx. 20-30 minutes.
Over 243,000 people call Chula Vista home according to the 2010 census.
The most popular communities in Chula Vista tend to be newer, are planned developments, have lots of recreation and a brand new mall. It’s not hard to understand the appeal and the attraction many military families have toward that area.
LORRAINE’S EXPERT TIP: Homebuyers have to watch out for the extra fees that usually comes with purchasing a home in Chula Vista. You will need to review each property to see specifically what fees apply. There’s a special tax called Mello Roos and typically it remains with the property for about 25-30 years. HOA fees can also be applied. An additional third tax can also be imposed on a property. I always take the time to review these fees with my clients.
Here’s a look at what the military Basic Housing Allowance is for the San Diego area.
Once you get pre-approved with a lender for an amount, ask the lender what your monthly payments would be then compare with your basic housing allowance and home prices.
